Grant here. We're seeing AI replace a lot of things. From the mundane to the more complex, artificial intelligence is replicating a lot of what used to be produced by the human brain, and yes, that includes jobs. But one profession that's been coming under fire, especially in recent years, is real estate agents, and it looks like AI might've just axed the career altogether. Let’s break it down.
At first glance, this looks like one of those typical “AI took our jobs” stories. A guy uses ChatGPT, sells his house in a matter of days, and saves a boatload of money. Case closed, AI strikes again.
But there's a little bit more at play here...
After 15 years in his home, Robert Levine decided to sell, but instead of going the traditional route of hiring a realtor, he decided to utilize AI for almost the entire process.
Besides hiring a lawyer for some contract reviews, this guy literally sold his home with ChatGPT holding his hand along the way.
From the start of the process, ChatGPT helped Levine map out the entire timeline and process of selling his home. It walked him through everything, like when to start preparing the home, what to fix, and even which rooms to repaint for the best return. Then Chat guided him through the complicated pricing process by analyzing comparable homes, and then Chat helped him build the entire listing, from the description to the marketing materials.
And it didn’t stop there.
ChatGPT then walked him through how to get the property listed on the MLS, suggested when to go live, and helped coordinate showings. Then boom, within 72 hours, he had multiple offers, and within five days, the house was under contract.
A contract that was generated with AI, then reviewed by a lawyer before being finalized.
Literally, the lawyer was the only human involved in this process. Well, besides Robert, of course.

DEBRIEFING
Again, this story isn't just about how realtors are being wiped by AI. It's about what happens when human effort and technology combine. Because without this guy's determination and ChatGPT, a realtor still would've been necessary to some degree.
For a long time, selling a home wasn’t just one job, but instead it was a slightly complicated bundle of roles. There's pricing strategy, marketing, listing logistics, scheduling, negotiation, and piles of paperwork. Each step required either experience, access, or a specific professional to guide it.
But Levine utilizing Chat for selling his home shows how easily all of those steps can be broken apart. It's like the old phrase, "How do you eat an elephant? One bite at a time."
What this guy did isn't for everyone. There's still going to be people who just simply can't be bothered and will still hire a realtor and happily or begrudgingly fork over thousands. But still, what Levine accomplished will open a lot of people's eyes, and surely, this model will be replicated.
So, the role of realtors isn’t disappearing overnight. But their days could be numbered...

Agents haven’t been relevant for some time IMO. They’ve just been able to perpetuate their scam on an oblivious public and folks are starting to pay attention now that they’re being squeezed by fees and taxes in every other facet of their lives. For approx. $1000, you can get a professional appraisal, professional photographer, and a listing on the MLS without dealing with a realtor. Honestly, what more does a selling realtor do for you? The answer is: they sit back and wait, and you pay them 3% of the sale price for that privelige, whether you sell for $100K or $10M. Do you ever see an agent actively marketing a home on TV or by any other method? They’re sitting back and waiting. Now, the buyers agent, a glorified chauffer, carting you around to look at homes that you can find online just as easily as they can. They still mislead their buyers into thinking that the sellers will pay their 3%, on top of the 3% they’re already suckered into paying for the selling agent that’s not actively marketing your home to prospective buyers. The National Association of Realtors lost a class action suit in 2024 brought by folks who, as sellers, got tired of being bilked the additional 3% for a buying agent that doesn’t work for them. Did it change their behaviour? Not one iota although agents point out that they’re no longer allowed to indicate on listings how much they are willing to pay the buyers agent…like that was ever a thing before. Understandably, buyer’s agents are not gonna come clean and start asking buyers to pay their own fees or they’d have no business, instead lets just keep ’em thinking the seller will take care of it. If you as a seller, stand your ground and refuse to pay for someone that doesn’t work for you, that agent will be forced to have an uncomfortable conversation with their buyers, but the bottom line is that it’s their problem, not yours. An attorney can do the contractual lifting for $600-$1500 and you still save a ton of money on seller fees, even if you’re foolish enough to agree to pay buyer’s agent fees. Do some research and figure out just how simple the process really is but don’t ask them for advice, they’ll spend their time telling you just how unqualified you are to save yourself that huge expense. AI is starting to hurt their business model so I see them being forced to lower their fees and having to do an actual honest day’s work to remain successful and the hard working ones will be fine, but those grifters looking for easy money…well, the world is changing and people are starting to realize that price is what you pay and value is what you get. It took me a while but I figured out that an agent gets paid a ton of money for not doing a ton of work, just couldn’ see the value in it. Best of luck in buying/selling a home, this is just my $.02

Well in a perfect world selling your home is simple but how about a home inspection that finds 35k in work to be done or there are termites or the buyer is getting cold feet or the appraisal is 40k below sale price or the mortgage has problems or seller decided he needs a longer settlement date or title issues. There are many instances when a professional realtor has to hold the hand of a buyer or seller all the way to final settlement and can be successful through years of experience that cannot be replaced
